Construction Manager

The Role

The Construction Manager will manage the overall construction of commercial interior and exterior renovation projects ranging in size from 5K to 100K+ square feet . The successful candidate must possess the knowledge, experience and confidence to engage and professionally interact with clients, consultants and contractors. The Construction Manager will lead the project through all facets (design, construction, FF&E, occupancy and closeout) with the intent to provide the directed scope of work on schedule and within budget. This individual is a critical team member who will expand upon the company’s mission and core values.

 

Expectations for the role

• Manages all facets of project management.
• Interfaces directly with clients providing superior customer service.
• Procures and manages all consultants, contractors and vendors with professional communication.
• Prepares scope of work, project requirements, cost estimates, work schedules, quality control, risk identification and proposed solutions.
• Conducts RFPs; completes bid analysis and recommends consultants/contractors.
• Leads project delivery resources providing direction to achieve goals.
• Facilitates project meetings keeping client and resources informed.
• Ensures project documentation is accurate, timely and coordinated.
• Tracks progress of each project against goals, objectives, budgets & schedule. Reports status and variances.
• Assesses change orders to determine impacts to scope, budget, schedule, quality and risk. Obtain necessary approvals for changes.
• Demonstrates ability to identify project risks, develop risk mitigation plans, and implement action plans to reduce or eliminate project risks.
• Confirms all invoices are received and payments are remitted in a timely manner per the contract terms.
• Closes out projects in a timely manner after ensuring all project documentation is received, distributed and filed appropriately.
• Provides guidance to Assistant Construction Managers.
• Any other duties that may be assigned.
• Travel up to 25%.

What you will need

• Minimum 5+ years of relevant experience as a Construction/Project Manager in commercial office.
• Bachelor’s Degree in business, construction, design, engineering or other related fields. Master’s Degree, Licensed Architect or Professional Engineer preferred but not required.
• Proficient in Microsoft Office Suite products. Experience with project management and accounting software preferred but not required.
• Excellent teamwork, communication (written and verbal), customer service, organizational and planning skills.
• Knowledge of building codes and construction processes, procedures and regulations.
• Strong project management skills with the ability to manage multiple projects simultaneously.
• Fluent in analyzing, interpreting, negotiating and enforcing project documents: leases, work letters, agreements/contracts, drawings/specifications, schedules, budgets, etc.
• Effectively maintains records, analyzes data, prepares reports and presents information to clients.
• Strong analytical skills driven to identify problems and propose solutions.
• Ability to adapt to changing clients, workloads and general requirements.
• Flexibility with work hours and travel as needed.

The Construction Team manages the entire life cycle of building (capital) and tenant improvement projects. You will be exposed to all aspects of commercial (office) project management: design, requests for proposals (RFPs), bidding, value engineering, agreements / contracts, permitting, construction, change orders, invoicing, FF&E and project closeout. As part of the project management process, you’ll partner with asset managers, property managers, brokers (leasing team), accountants, design consultants, and contractors to build projects like: amenity lounges, café’s, conference rooms, lobbies, fitness centers, rooftop terraces, outdoor patios and tenant offices.
